How we help you sell for more money.
-
Relationships are at the heart of everything we do. That starts with you, and extends to our extensive network of lawyers, contractors, staging experts, movers, community organizations, and fellow realtors. This focus on people is what has made us a top team in Toronto’s real estate market for over 15 years.
-
Many brokerages are collections of individual agents working in silos. We are a team. When you list your home with us, you have the full support of our team through the entire process. We will always ensure that we are pulling the best expertise to suit your situation, helping you get the most for your home.
-
We offer the opportunity to list your home the traditional way on MLS, or exclusively, meaning it is only available to our internal network of sales representatives and database of investors and clients who may be in the market. Whether your home is undergoing renovations, part of an estate sale, or you simply want to keep the sale information private, we offer choice without compromising on results.
-
We’ve sold hundreds of homes in the Greater Toronto Area and have an eye for what makes a home sell for more. We offer staging and decluttering expertise, pre-listing renovation advice, and we coordinate it all to ensure your home is looking its best when it hits the market.
We specialize in East End micro-markets.
East Toronto Isn't Just One Market
Monarch Park behaves differently than Beach Hill.
Leslieville behaves differently than East York.
Most pricing mistakes happen when agents rely on city-wide averages instead of neighbourhood-level & street-level buyer behaviour.
Why Monarch & Oak?
Two homes on the same street can sell tens of thousands apart depending on buyer expectations, school zones, renovation style, and timing.
Most pricing mistakes happen at the micro-level — not the market level.
We work exclusively in a small area of East End neighbourhoods, so pricing isn’t based on broad averages — it’s based on how buyers actually behave within a few blocks.
-
Detached, semi and condo buyers react differently depending on inventory and seasonality.
We position listings based on current buyer psychology — not last month’s comparables. -
Some areas reward staging heavily. Others reward timing and pricing more.
We guide sellers on where to invest effort and where not to waste money. -
Certain neighbourhoods attract bully offers, others require patience and negotiation structure.
We plan the offer night strategy before the listing ever goes live.

There are many! Too many to list, but a few key items of note would be to meet with a REALTOR® to help educate you on the market. They’ll also provide a comparative market analysis on the value of your home.
You’ll then establish a price, prepare your home for sale (lots of steps included here) and have it listed on MLS. Great agents utilize all of their resources and connections in the industry to market your home in a number of ways to ensure it is visible to as many qualified buyers as possible.
When an offer is received, it will be reviewed with you and your agent. Once negotiations are complete and conditions (if applicable) are met, your home is sold!
We love everything about helping someone sell their home and take great pride in managing every step of the process for you.
-
Step 1, call us! There are a number of potential items a homeowner can do to prepare their home for sale, but no two houses are the same and therefore the preparation of every home is different.
Once you decide to list your home for sale, you “give us the keys” and we take over the rest.
Our team will coordinate everything from start to finish, including: decluttering, staging, necessary home upgrades, storage facilities, photographs, cleaning, etc.
-
While we can’t give a definitive answer as every home and sale is unique, we can say that some form of staging typically results in a faster sale for a better price. Staging can range from de-personalizing your home by removing family heirlooms, pictures, etc. to full-scale furniture installations.
We focus on highlighting the features buyers are looking for. We want every buyer to feel like this could be their home.
